What Is Building Energy Intensity (BEI)?

Building Energy Intensity (BEI) is the standard metric used by the Energy Commission (Suruhanjaya Tenaga) to measure the energy efficiency of a building, calculated as annual energy consumption divided by the gross floor area (kWh/m²/year). Under the Energy Efficiency and Conservation Act (EECA) 2024, affected office buildings must display a BEI Star Rating Label in a conspicuous location. Techikara provides the certified assessment required to determine your baseline and engineering solutions to improve your Star Rating.

Your Next Steps

Knowing your rating is step one. Improving it is step two.

  1. Maintain Your Rating:** You need a qualified person to submit this data annually and manage the energy.

  2. Improve Your Rating: If your rating is low, you need an audit to find energy leaks. This is mandatory under EECA 2024.

Frequently Asked Questions (FAQ)

1. What is the minimum star rating required by law?
Currently, the EECA 2024 aims for a minimum 2-Star rating for affected buildings. Buildings below this threshold may be required to implement improvement measures.

2. How is BEI calculated?
BEI = Total Annual Energy Consumption (kWh) / Gross Floor Area (m²). It includes electricity and any other fuel sources used for building operations.

3. Is the BEI label mandatory for all office buildings?
It is mandatory for office buildings with a Gross Floor Area (GFA) exceeding 8,000 square meters. Smaller buildings can apply voluntarily.

4. Where must we display the BEI label?
The law requires the label to be displayed in a "conspicuous place," typically the main lobby or reception area, where it is visible to the public and tenants.

5. How long is the BEI label valid?
The rating is valid for 12 months. It must be renewed annually based on the previous year's energy data.

6. Can Techikara help us improve our Star Rating?
Yes. We don't just measure; we improve. We can conduct an Energy Audit to identify retrofits (like LED lighting or VSDs) that lower your BEI and increase your stars.

7. Does a higher Star Rating increase property value?
Yes. Green-rated buildings often command higher rental rates and attract multinational tenants who have strict ESG policies.

8. What happens if our building gets a 1-Star rating?
You will still get a label, but you may be issued a directive by the Energy Commission to submit a plan for improvement to reach the minimum standard.

9. Do we need a Registered Energy Manager (REM) for this?
While not strictly required for the rating itself, having an REM is a game-changer for monitoring and efficiency.

10. How much does the assessment cost?
The cost depends on the complexity of the building and data availability. Contact us for a free quote tailored to your needs.

11. What is the 8,000 square meter (sqm) GFA threshold in square feet?
The threshold of 8,000 square meters is approximately 86,111 square feet. If your office building's Gross Floor Area (GFA) exceeds this amount, you are required to comply with the BEI regulations under the EECA 2024.
